Iain Campbell offers full-service, integrated design, interior design, decorating, and construction management services. We specialize in getting projects designed, approved, bid, and built — on-time and on-budget — in NYC.

Site Evaluation: We routinely assist clients with evaluating the suitability and potential of spaces under consideration for lease or purchase, and have developed a specialty in apartment combinations.

Design: We listen to our clients, asking how they live, and how they might wish to live differently, in order to accommodate their present and future needs. We carefully measure and draw existing conditions, develop a range of design solutions, develop the strongest design in consultation with the client, and then prepare final specifications. Throughout, our extensive experience allows us to balance design goals with realistic estimates of cost and time.

Approvals: We assist and guide our NYC clients through the process of obtaining approvals from co-op and condominium boards and their reviewing architects and engineers, and the Department of Buildings. We provide additional expertise in building practice, zoning, compliance with state and local codes, and obtaining approval from the NYC Landmarks Preservation Commission. To facilitate obtaining approvals in a timely manner, we coordinate with highly-experienced expediting services.

Construction Management Services: Upon completion of the design, we can assist you in obtaining competing bids, formatted so that they can be compared easily, and assist you in selecting your contractor. We are available to work as your Owner’s Representative, making sure the work on site complies with the design documents and required quality, that schedules are created and maintained, and that change orders are charged fairly. We take pride in making sure our designs are translated into high-quality, long-lived, appropriate work, while respecting client budgets and schedules. We have assembled — over several decades — carefully selected teams of highly skilled tradespersons: workers with whom we communicate easily, who work well with other trades, and who understand our standards for high-quality, timely work.

Interiors: We offer full interior design services, assisting clients in integrating the furniture, art and objects they already possess, and advising on the acquisition and/or commissioning of new or antique pieces. We provide sophisticated color palette consultations and can assist in furniture fabrication, restoration, and re-upholstery. We work with custom fabricators to produce and install window and wall covering, custom cabinetry, furniture, metal work, and stone work, and to hand-weave carpets of our own design.
